Imkat built from bare dirt to finished drywall for our custom 1100 sq ft ADU. It was a good experience with timely communication and quality work.
Of course there were times when things weren’t perfect the first time around, but Eugene and Vitaly helped bridge the gap between what was there and what could be done to change it and make it the way my wife and I were hoping.

If you want an ADU built with efficiency and exceptional work, this is the only company to work with. Every single person we worked with was extremely friendly and would go to the ends of the Earth to make sure that we were taken care of. Our project manager, Eugene, was great with communication and explained every step with great detail. They took care of everything, from permits to drawer handles. The finished product looked like it was straight from a magazine. They even hired cleaners to clean every inch of the home as soon as they were done. In thinking about my experience about getting an ADU built with IMKAT Construction, the word that comes to mind is “integrity.” Throughout the construction process, from the initial planning and permitting process until the final painting and landscaping, they did what they said they were going to do. Even their rough estimates about how long something would take often turned out to be spot on. As someone who has gone through several large renovations, I really appreciated how they were able to keep things on schedule, even though the bulk of my project occurred in the fall and winter.

In my initial meetings with David, I didn’t feel pressured at all. He visited the proposed site, listened closely to my needs and wants in an ADU, and helped me think through some possibilities.

When I decided to move forward, Ivan and his architectural team worked with me to develop the plans that would be submitted to the city. Ivan was extremely patient, listening to my concerns and suggestions and trying to design an ADU that would be functional for my situation. I believe we considered and discarded three, maybe four iterations, of the floor plan before finding one that worked for me.

When it came time for construction to begin, I worked closely with Vitaliy and Eugene on the implementation. As overseer and manager for the project, they did a fantastic job of setting up and maintaining a tight timeline. Work began on my project within a day or so of my permits being approved. The timing of work by subcontractors was carefully orchestrated to get the ADU completed efficiently, with some subcontractors working well into the evening or even on Saturdays. Eugene, the manager for my project, kept me informed with text messages and on-site consultations. He often went beyond the call of duty to address my questions or concerns.

The subcontractors on the project were professional, showing clear pride in their work. They definitely went the extra mile. I have a few friends in the trades, and they commented on the high quality of the work.

I appreciated the company’s flexibility and accommodation when I requested things such as a skylight or particular types of tile and flooring. Often, they were able to help address my concerns in a way that I wouldn’t have thought of on my own.

In terms of advice for prospective clients in working with IMKAT, I would remind them that IMKAT is primarily a construction company. While they do have preselected design packages to choose from, if you want to veer from these, you’ll need to be comfortable making design choices on your own or contract with an interior designer.

In summary, if you are thinking about building an ADU on your property, I would recommend reaching out to IMKAT. My wife found IMKAT Constructions while searching for ADU builders in the area. We compared the bids received and not only was IMKAT’s the more economical, David did not pressure us into anything we weren’t ready for. He listened to what we were trying to accomplish and did his best to accommodate our requests without breaking the bank.

We then worked with Ivan and Vitaly during the permitting and early stages of constructions. Although there were times communication between us ceased (while waiting for permits), we were notified when there were updates. They provided great insights on what works well in ADUs and what some pitfalls to avoid.

Mariya did such an excellent job putting the design palettes together and provided much needed guidance during the interior design phase.

For the rest of the project, we got to work with Jordan as our Project Manager. Jordan is wonderful to work with. He has great communication skills, is very friendly, and comes with knowledge and experience in the ADU industry. He is also cognizant of our property, cleaning up periodically to keep a tidy worksite. He’s a real professional.

I hired Imkat for the construction of a small one bedroom ADU on my property after meeting with multiple contractors. I liked their fresh and modern take on ADUs in comparison to other projects being offered in the Sacramento area.  General construction goals regarding package and costs were met during my initial discussion in relation to those of other builders that I interviewed and what they offered. Their management team is courteous and attentive. Any delays or unexpected incidents that would be expected with a typical construction project were discussed and communicated properly. In the end, all of my needs were met and concerns were addressed. I was particularly impressed with the project assistant manager with whom I worked.   Eugene was very responsive, attentive and followed up with the small details that were important to me. I just had an ADU built. I love it. Rubykin was the project manager and he had great comminication with me and really tried to keep everything on tract and make us happy. It came out great. There was a couple of things they change. First of all, they have very limited choices of fixtures like tile and flooring. I think they only had  3 maybe 4. But, you can go out and pick your own stuff but they have a pretty low limit on price match. So you would have to put in extra. We just went with one of their packages. Secondly, there subcontractors didnt speak a lot of English. There plumber and painter should be replaced. Rubykin was really good about being here 2 to 3 times a week checking everything and making them fix any imperfections that either of us saw. Other than that all were great. Especially the landscapers. If you need cable talk to Rubykin before you start so he can plan to have the undergroung conduit placed in when they trench. It is worth it. You will have to have comcast run the cable. Other than that over experience was far better than expected. They was priced fairly well. I would also say really look at the plans well because it is hard on that tiny scale to see what is what but they let me change a couple of things because I did it before things were installed and they did have to put in a change order.
